Pacific Real Estate Partners was chosen to exclusively represent Intel Corporation when the company decided to move to the Eastside. Our extensive knowledge of the Eastside market enabled us to hit the ground running and find the 20,000 square feet of office space – with specialized infrastructure – that our client required.
Objective
Locate Eastside office space in close proximity to Microsoft, our client’s top customer. Ensure the availability of substantial power capacity for electronic systems and air conditioning, and negotiate favorable improvement allowances and an efficient lease rate.

Challenges
The computer electronics lab space needed by our client required precise air conditioning functionality and considerable electrical power. An open floor plan, free of walls and enclosed offices, was necessary to accommodate the desired cubicle layout.
Results
We were able to leverage our solid knowledge of the Eastside market to quickly identify a number of suitable properties. Our team meticulously analyzed the options, seeking the solution that would provide the best combination of required infrastructure and cost efficiency. Ultimately we secured 19,500 square feet on the top floor of a new building located a quarter mile from Microsoft. The five year terms we negotiated exceeded our client’s mechanical requirements, and, due to improved floor plan efficiency, yielded an economical lease rate.
