Leading national developer Global Gateway came to Pacific Real Estate Partners seeking disposition of a 240,000 square foot warehouse located in Auburn. Our vast experience in the Puget Sound area and our deep knowledge of the market and its fluctuating conditions were key attributes Global Gateway knew would drive the speedy and advantageous close of this transaction.

Objective

Obtain top value for our client’s asset, and complete the transaction within 60 days.

Challenges

While the property was positioned to be attractive to a number of investors, the deadline imposed by the seller significantly reduced the pool of potential buyers. Our mission was to convey the unique features of this property to a select, limited audience.

Results

After completing physical and fiscal assessments of the property, our team drew up a strategic marketing plan targeting two key buyer groups. We created innovative, hard hitting collateral materials to support the sales process, and distributed a comprehensive offering package that addressed all salient issues associated with the property. Our team then launched an intensive campaign to meet one-on-one with pre-qualified buyers. Well in advance of the 60 day deadline established by the client, we closed the transaction for a sale price of $10 million.
