Leading national developer OPUS came to Pacific Real Estate Partners, Inc. seeking the disposition of 267,914 square feet industrial portfolio located on the southeast side of Portland. Our superior access to buyers and successful investment sales track record were key attributes that led OPUS to select our firm for the disposition assignment.
Objective
To create a competitive bid process that would attract the greatest number of institutional and private investors resulting in the highest valuation. To select a buyer with a certainty of a smooth and rapid close with a minimum re-trade risk.

Challenges
The project was fairly isolated as it is located in an area between two submarkets, making it more difficult for an investor to underwrite. Achieving a valuation that capitalized above market rents presented an additional challenge.
Results
Through a focused marketing plan, the team identified and honed in on the buyers likely to purchase this type of asset. The final sales price exceeded the pricing expectations set in our initial marketing proposal meeting with the client
